Description

The Assistant Chief Engineer supports the property’s Senior Chief Engineer in overseeing the daily operations, maintenance, and repair of building systems in a commercial property environment. This is a hands-on role responsible for ensuring the safe, efficient, and reliable operation of all building related systems.

Responsibilities

  • Perform and supervise preventative and corrective maintenance on HVAC, electrical, plumbing, fire/life/safety, and other building systems.
  • Shares in responsibilities for tenant interaction and services, inventory, supply purchasing, tracking and control.
  • Respond promptly to tenant service requests and resolve issues related to lighting, plumbing, HVAC, and general building operations.
  • Conduct routine inspections and assessments of building systems and equipment as directed by management, or as outlined by preventive maintenance schedules.
  • Operate and maintain critical systems including chillers, UPS, generators, and building automation systems (BAS).
  • Maintain accurate logs and reports on equipment performance and maintenance activities, both electronically and written.
  • Assist with vendor coordination, contractor oversight, and project support.
  • Ensure compliance with safety policies and procedures; identify and mitigate hazards.
  • Create, modify and update preventative maintenance schedules within electronic work order system.
  • Aid and advise in building maintenance protocols and provide feedback as to the effectiveness of preventative maintenance programs.
  • Participate in after-hours emergency response and on-call rotation.
  • Support other departments and perform additional duties as assigned.
  • Aid in guidance and training of entry and lower-level engineer team members.
  • All assigned duties and properties.

Qualifications

Required:

  • High School Diploma or GED
  • 5+ years of experience in building maintenance, including supervisory responsibilities
  • Strong knowledge of HVAC, electrical, plumbing, mechanical, and fire/life/safety systems
  • Proficiency with CMMS and BAS systems
  • Valid driver’s license
  • Ability to lift up to 50 lbs, climb ladders, and work in confined spaces and varying weather conditions

Preferred:

  • EPA Universal Certification
  • HVAC Certification
  • Experience with facilities over 600,000 sq. ft.
  • A/C Refrigeration Operator Certification
  • Chiller Plant Maintenance and thermal storage plant operation procedures

  • Ability to prioritize multiple tasks and responsibilities.
  • Strong organizational and analytical skills.
  • Ability to provide efficient, timely, reliable and courteous service to customers and tenants.
  • Ability to effectively present information.
  • Ability to utilize building system software as well as the Microsoft Office Suite of products.
  • Operate personal computer and other office equipment.
  • The physical ability to stoop, stand , climb, and frequent lift a minimum of 50 lbs., as well as assist others in team lifting as necessary.
  • Work in excess of 40 hours as business needs deem appropriate. On call duty.
